The Challenge
In 2021, TopTick founder Hunt Jackson began thinking about communication inefficiencies between residential real estate agents and their clients. Coming from an auction background, Hunt saw an opportunity to create a solution that applied some of the auction model's benefits by allowing sellers to set their ideal outcome while, conversely, enabling buyers to write and improve offers that more closely aligned with that outcome (what TopTick refers to as "Offer Optimization").
In May of 2022, Jonathan Ash ("Ash") joined Hunt to construct an MVP. By December of 2023, Hunt and Ash had recruited an industry veteran, Austin McCown, to spearhead the deployment strategy of getting TopTick in the hands of agents and brokerages.
TopTick is committed to elevating real estate professionals and the entire industry. They believe that by enhancing the expertise and capabilities of real estate professionals, they can empower them to transcend the traditional role of agents and truly become trusted advisors to their clients.
When thinking about the solution they wanted to create, they landed on a web application. The application would pull in and summarize information from standardized purchase and sale agreements to inform and assist se ller agents, buyer agents, and clients on listings and offers. Users of the solution would find actionable insights on where their offer stands and be able to improve their offer quickly within the platform.
At the end of February/beginning of March 2024, ConcertIDC completed an audit on TopTick's architecture at the recommendation of one of their advisors, Alston Noah of VitalEngine. CIDC identified areas that could be enhanced for speed and security in the audit. After accepting ConcertIDC's proposal for remediation on their backend, we began that process on April 1, 2024.

The Solution
We have completed a 5-month project with TopTick, furthering the features and workflow for the initial launch while revising and migrating architecture to be entirely stored in AWS. This multifaceted program required effective prioritization and proactive communication to address and detail dynamic requirements.
During the audit, TopTick met with many of ConcertIDC’s leadership team members and one of our key advisors, Maqbool Patel. This process ensured everyone was aligned to accomplish the necessary remediation of TopTick’s architecture.
ConcertIDC’s Director of Technology was heavily involved during the six-week remediation process. He prioritized attending many of the weekly calls with the client to ensure everyone involved was set to move forward with as much momentum and intention as possible.
During the remediation process, the priority was to move all security and authentication to AWS, create a more robust and scalable data structure, and address other weaknesses in the existing AWS architecture.
Once that development phase was complete, adding and rewriting features allowing TopTick to onboard new clients more quickly, regardless of their locations, was essential. Because TopTick came to us with a well-done UI/UX, we have been able to focus on the complexities needed to make the backend architecture work perfectly.

Product Description
TopTick emphasizes the exploratory and evolutionary nature of a solution in this industry. What they initially launched was going to be very streamlined and simplistic, but as they continued to evolve, a more comprehensive platform came to fruition.
TopTick views its success in phases. The solution will constantly evolve and grow, so it only looks at completion through phases. Part of its evolutionary process will be predicated on users and adoption, meaning pathways will form with new information and feedback as that phase begins.
In its present state, TopTick boasts several features that position it to make waves in the residential real estate market. These features facilitate communication and transparency throughout the buying/selling process.
- Contract Integrations: TopTick has taken the approximately 15-page purchase and sale agreement contract and created a user-friendly completion process, helping to populate all the necessary fields in a mobile-friendly way.
- Implementation of additional forms: Embedding other forms relevant to the buying/selling process in HTML format.
- Offer Matrix: This enables users to see the evolution of offers. It highlights the changes from waiving a specific contingency to changing the offer's expiry. This ability to break down key data points and categorize them will be valuable in the market.
Other features in the works, like a brokerage hierarchy construct and a buyer-initiated offer feature, will be prioritized after TopTick's initial launch.

The Results
We are developing TopTick’s MVP and have enhancements scoped and planned afterward. We have assessed and completed an extensive re-architecture and developed a suite of features that will contribute to an initial launch and Commercial Viability.
Each potential user of TopTick, brokers, agents, etc., has a different way of operating, and TopTick is excited that no matter how these people operate, how they communicate with clients, or how they complete contracts, TopTick can and will enhance the multiple facets of the offer management process.
The goal is not to disrupt traditional model sets but rather enhance them with all parties still in play. As ConcertIDC’s partnership with TopTick continues, we are excited to play a vital role in bringing their ever-evolving vision to life.
